			<content:encoded><![CDATA[<h3>Breast Cancer Awareness Month</h3>
<p>A handsome, middle aged man walked quietly into a cafe and sat down.  Before he ordered, he couldn&#8217;t help but notice a group of younger men at  the table next to him. It was obvious they were making fun of something  about him, and it wasn&#8217;t until he remembered he was wearing a small  pink ribbon on the lapel of his suit that he became aware of what the  joke was about.</p>
<p>The man brushed off the reaction as ignorance, but the smirks began  to get to him. He looked one of the rude men square in the eye, placed  his hand beneath the ribbon and asked, quizzically,</p>
<p>&#8220;This?&#8221; With that all the men began to laugh out loud.</p>
<p>The man he addressed said, as he fought back laughter,</p>
<p>&#8220;Hey, sorry man but we were just commenting on how pretty your pink ribbon looks against your blue jacket!&#8221;</p>
<p>The middle aged man calmly motioned for the joker to come over to his  table, and invited him to sit down. As uncomfortable as he was, the guy  obliged, not really sure why. In a soft voice, the middle aged man  said,</p>
<p>&#8220;I wear this ribbon to bring awareness about breast cancer. I wear it in my mother&#8217;s honour.&#8221;</p>
<p>&#8220;Oh, sorry dude. She died of breast cancer?&#8221;</p>
<p>&#8220;No, she didn&#8217;t. She&#8217;s alive and well. But her breasts nourished me  as an infant, and were a soft resting place for my head when I was  scared or lonely as a boy. I&#8217;m very grateful for my mother&#8217;s breasts,  and for her health.&#8221;</p>
<p>&#8220;Umm,&#8221; the stranger replied, &#8220;Yeah.&#8221;</p>
<p>&#8220;And I wear this ribbon to honour my wife,&#8221; the midde aged man went on.</p>
<p>&#8220;And she&#8217;s okay, too?&#8221; the other guy asked.</p>
<p>&#8220;Oh, yes. She&#8217;s fine. Her breasts have been a great source of loving  pleasure for both of us, and with them she nurtured and nourished our  beautiful daughter 23 years ago. I am grateful for my wife&#8217;s breasts,  and for her health.&#8221;</p>
<p>&#8220;Uh huh. And I guess you wear it to honour your daughter, also?&#8221;</p>
<p>&#8220;No, it&#8217;s too late to honour my daughter by wearing it now. My  daughter died of breast cancer one month ago. She thought she was too  young to have breast cancer, so when she noticed a small lump, she  ignored it. She thought that since it wasn&#8217;t painful, it must not be  anything to worry about.&#8221;</p>
<p>Shaken and ashamed , the now sober stranger said</p>
<p>&#8220;Oh, man, I&#8217;m so sorry mister.&#8221;</p>
<p>&#8220;So, in my daughter&#8217;s memory, too, I proudly wear this little ribbon,  which allows me the opportunity to enlighten others. Now, go home and  talk to your wife and your daughters, your mother and your friends.&#8221;</p>
<p>&#8220;And here,&#8221; the middle aged man reached into his pocket and handed the other man a little pink ribbon.</p>
<p>The guy looked at it, slowly raised his head and asked, &#8220;Can ya help me put it on?&#8221;</p>
<p>October is breast cancer awareness month. Do regular breast self  exams and have annual mammograms if you are a woman over 40. And  encourage those women you love to do the same.</p>

<p>It&#8217;s no secret that a well presented property sells quickly and often  well above market value. Buyers immediately associate clean with  quality, while a dirty, cluttered house leaves buyers thinking you have  something to hide.</p>
<h4>Remember, you only get one chance to make a good first impression.</h4>
<p>From the moment a buyer pulls up in front of your property, you want  them to do a double take and think, &#8220;yeah, this could be the one.&#8221;</p>
<p>This is why it is so important to keep your garden looking  meticulously groomed and tidy until sold. If it lacks a bit of style,  hire a landscape designer for a day to help you give it a mini makeover.  The results can be spectacular.</p>
<p>When it comes to the interior, attention to detail is paramount. If  it is looking tired and dated, painting the walls is a very cheap way to  make a dramatic improvement. Just remember, use neutral colours that  will appeal to a broad cross section of the market. Even replacing the  handles and knobs on drawers and cupboards can make a difference.</p>
<p>When it comes to cleaning, spotless is the word. Get into every nook  and cranny. Dust high, dust low. Buyers can and will discover those  marks or dust balls that may be oblivious to you.</p>
<p>It&#8217;s also very important to eliminate smells and odours, particularly  if you have pets or smoke. This means plenty of ventilation, and  thoroughly cleaning carpets and soft furnishings.</p>
<p>Nightly doses of renovations and DIY television programs have also  made home buyers much more aware of possible structural issues. For  example, a musty odour in wet areas could alert buyers to potential  moisture or ventilation problems, while flaking or chalky patches of  render on exterior walls could mean that there is a problem with rising  damp.</p>
<p>If there are any problems that need to be fixed, deal with them  before buyers have a chance to discover them. It is amazing how often a  sale stops dead in it&#8217;s tracks simply because of an issue that could  have been rectified by spending a few dollars. What makes it worse, is  that buyers very rarely tell you why.</p>

<p>Land value continues to soar in the northern areas of Adelaide and  home owners are thriving in this lucrative market. Many home owners fail  to realise that it is the land component in the purchase that increases  in value, so as always it is about area.</p>
<h4>10 Tips for Buyers</h4>
<ol>
<li>Make a &#8220;wish list&#8221; detailing the location, size and features you require in your home.</li>
<li>Create a household budget so you can accurately see what mortgage repayments you can afford.</li>
<li>Speak with your mortgage provider to work out what you can  afford to borrow. Get them to provide a full list of charges for  preparation and stamping of the mortgage including application fees,  ongoing monthly fees, stamp duty etc.</li>
<li>Contact your agent to start looking for suitable properties,  make sure you give them the &#8220;wish list&#8221; you created and the price you  can afford.</li>
<li>Ask your agent to provide an additional cost breakdown covering things like Building inspection reports etc.</li>
<li>Locate a Conveyancer/Land Broker to handle your purchase and ask  for a list of their charges and any other costs involved like Title  searches and Lands Title Office fees etc that are included in the  settlement of the property. Conveyancing costs for a $150,000.00 home  are likely to start at $250.00 for the conveyancer, $110.00 for title  searches, and $661.00 for LTO fees. Stamp Duty is $4830.00. So your  starting cost would be almost $6000.00. Percentage of council and water  rates will be added to this.</li>
<li>The cost to move an average 3 bed/study home is over $700.00 not  including boxes and packing. If you wish the removalists to pack your  home for you the price will start at about $1400.00. A professional  house cleaner to clean through after you have moved will start at around  $100.00.</li>
<li>Once you have signed a contract on a property you will need to  arrange an insurance cover note to insure the property (the actual  building) up to the settlement date, and once settlement has taken place  you will need to insure both the building and contents (your personal  belongings). Premiums vary greatly but be prepared to start at $600.00.</li>
<li>If you have pets consider placing them in a kennel the night  prior to and the day of your move as they may become very stressed, also  your pet may escape due to doors and gates being left open to allow  access to the removalists.</li>
<li>In the period when you are house hunting, and after you buy but  before moving, make a list of ALL incoming correspondence and then send a  note to everyone who has written to you, giving them your new address  and contact details.</li>
